The lodgings rights to Monegasques citizens
The Government of Monaco should propose the next Autumn to the National Councel, a law project regarding the possibility to only Monegasque citizens to become owners of their lodgings. Indeed, the real estate properties in the Principality is a very speculative market and of course very few people could buy the house of apartment they live. This is du to the current high apartments’ prices, which continue to increase as well as the constant demand. There are 32.000 people living in Monaco on a superficy of 202 acres. A project has been presented by S.E.M. Jean- Paul Proust as follows, each Monegasque citizen only could become owner of the apartment he rents, or could require to buy an apartment once this one will be available (he will be on priority) or could remain tenant maintaining really low economical conditions. These exceptional rent low conditions represent something around 6 to 8 euros the square meter !!Moreover, the sale price by square meter could represent for Monegasque citizens only 3450 euro. This is really incredible, but such amazing conditions exist. But in case of a property sale, the Government will be usufruct in order to avoid the capital escape and speculation. And the Monegasque citizen owner will be able to dispose of his property at the current market price. This is another advantage. Another positive aspect was envisionned, this regards the superficy criteria which are nowdays very draconian and oblige each inhabitant to have a separate superficy of around 8 square meter per person, even a baby. This ambitious project will certainly change Monegasque citizens lives and habits. To be followed…
